Repairs Responsabilities

Islington Council Main Repairs Responsibilities

Entry phones and communal entry doors to each block
Water mains to stop cock
Water tanks
Heating and hot water system
Annual servicing of heating system
Floors – joists and floorboards
Asbestos materials
Hard wired fire alarms
Paths and steps
Electrical service to meter
Roof repairs
Soil stacks and vent pipes
Gutters and down pipes
Pest control
Gas mains to meter

Tenants and Leaseholder’s Responsibilities

Inside doors and glazing
Skirting boards
Architraves to doors and windows
Bath panels
Toilet seats
Plugs and chains to sinks and baths
Curtain rails and pelmets
Inside decoration and finishes
Repairs to doors and drawers of kitchen units
Items you, your family or visitors have damaged
Repairs to any improvements or alterations you have made in your home
Replacing light bulbs and fluorescent tubes
Replacing tap washers
Plumbing installed for washing machines and dishwashers
Changing locks due to loss of keys

If you lose your keys, you must replace them. This is not a repair.

How To Report a Repair

If it is a TMO repair, come to the TMO office or call the office on 0207 336 0663 Monday to Friday 9am-5pm.

You can also email us at tmo@redbrick.org.uk. All requests will be noted and a repair appointment made.

We will advise you if there is a cost involved.

For Islington Council Repairs including heating and intercom, call 020 7527 5400 and 0800 694 3344 for Out of Hours service. You need to keep the reference number for jobs reported safe should you need to contact the Council further about the job.

If you notice a disrepair on the estate, please report it. Do not assume someone else will.

Damp and Mould

Practical steps and official Islington Council guidance on how to prevent condensation and keep your home free from damp and mould.

How To Avoid Mould and Damp

Stop moisture build up – wipe surfaces where moisture settles.
Cover boiling pans when cooking. When washing or cooking open the windows.
Do not dry clothes on radiators as this produces extra moisture.
Ventilate your home – open windows and vents each day. Do not block air vents.
Keep your home warm – the recommended room temperature is 18 – 21 degrees.

Home Contents Insurance

Islington Council are only responsible for your building insurance and not the contents.You are responsible for insuring your belongings inside your home.

A typical policy will cover loss and damage to:

Furniture and fittings
Personal belongings
Clothes
Jewellery and other valuables (such as computers, televisions, bicycles etc)
Rented equipment

Some policies will also cover theft of house keys and the food in your freezer. The council offers a low-cost insurance scheme run by Aviva which is available to Islington Council tenants and leaseholders.

You do not need to have a clear rent account to be accepted on to the scheme.
